Reports to: Regional Manager

Department: Office/Administrative Staff

Location: Multiple Locations

Summary

Thorough oversee of properties, tenants, leasing, maintenance, staff, and finances at every location the Property Manager is responsible for:

Key Responsibilities and Accountabilities

  • Manage all tenant related issues including: maintenance requests, complaints, tenant retention, and community events.
  • Manage and motivate all staff within Property Manager’s District.
  • Properly delegate leasing/marketing responsibilities between Property Manager and Assistant Property Manager.
  • These responsibilities include: responding to and following up with all prospect tenants, staging show units/areas, taking prospects on tours, updating marketing resources on regular and routine basis.
  • Oversee all maintenance operations including: staff, maintenance requests, ordering/purchasing, vendors, cleaning schedules, make-readys, ‘on call’ duties, emergency calls, tenant follow up, regular inspections, and extra projects.
  • Properly delegate administrative/accounting responsibilities between Property Manager and Assistant Property Manager. These responsibilities include: recording all tenant payments (accounts receivable), depositing all paper payments via scanned deposits, submitting weekly invoices (accounts payable), maintaining tenant folders

  • Collaborate with other Property Managers and Managing Partner for improving company systems and general company growth.
  • Fully and thoroughly engage in delinquencies, collections, and/or evictions. Posting notices, phone calls, door knocks, attending eviction court, and monthly submission of collections.
  • Establish vendor(s) in each area needed. Set firm pricing for all situations and complete necessary vendor paperwork.

Job Type: Full-time

Pay: $30,000.00 – $60,000.00 per year

Schedule:

  • 8 hour shift
  • Monday to Friday

Ability to commute/relocate:

  • Minneapolis-Saint Paul, MN: Reliably commute or planning to relocate before starting work (Preferred)

Education:

  • High school or equivalent (Preferred)

Experience:

  • Property management: 3 years (Preferred)

License/Certification:

  • Driver’s License (Required)
